In this week’s Real Estate Market Update, I take a look at all the Charlotte single-family homes listed from the day North Carolina implemented Phase 1 on Friday May 8, 2020 through today.   This data should provide insight into what is selling and where in the weeks immediately following the Stay-at-Home Order.  All the data comes directly from the Canopy MLS system.

Since Friday May 8, there have been 1811 single-family homes listed in Charlotte.    Of those residences, 495 of them remain Active (27.3%), 1178 of those homes are Under Contract (65%), 131 have already Closed (7.2%), and 7 properties were withdrawn (0.4%).  

Statistics for the 495 homes currently ACTIVE in Charlotte:
  • Average List Price:  $622,088.75
  • Average Square Footage:  2,818
  • Average Dollars Per Square Foot:  $220.79
Statistics for 1178 homes currently UNDER CONTRACT in Charlotte:
  • Average List Price:  $372,872.40
  • Average Square Footage:  2,212
  • Average Dollars Per Square Foot:  $168.59
Statistics for 131 Homes CLOSED in Charlotte:
  • Average Price:  $369,348.96
  • Average Square Footage:  2,029
  • Average Dollars Per Square Foot:  $182.01
I also assembled two lists showing additional detail by neighborhood so you can see the areas that have the most homes available, as well as the most homes Under Contract or Closed since May 8, 2020.
